We recently remodeled our home using all energy efficient appliances....washer/dryer, frig., range, dishwasher, etc: I thought I would be able to get a tax credit when filing our income tax BUT I don't find anything in the 1040 instructions on where to take the credit! I found a place for heating/cooling, roofing, but nothing for inside the home! Does anyone have any info on this? Thank you!

Do you think 5k for kitchen appliances is a lot? I'm in need of new kitchen appliances and I have a 5k budget, I found all the appliances I want. They're stainless steel and the brand is KitchenAid, and it's the 4 major appliances - stove, dishwasher, microwave (the ones that go over the stove) and a fridge. Well altogether it's around 4,600 but plus tax I'm sure it'd be close to 5k. Think that's too much?

Do you find credit rating agencies extremely unresponsive or antagonistic? As long as untold millions of people are "blacklisted," at least half the potential carbuyers or major appliance buyers will never be eligiable to participate in the financial system. That will ensure there is no recovery. Things will only keep sliding downhill with this oligarchy of three agencies blocking everything. I have a false bankrupsty on equifax and simply cannot get them to change it. It has been impossible to phone them and responses by writing i extremely long and totally unsatisfactory. The credit rating agencies need CHANGE!!!!!
major appliances for minor $? Okay, so we are buying a new house. The one we are hoping for is completely "applianceless". We have a lot of stuff to do to the house so we don't want to spend all our cash on appliances. Got a good source for good stuff cheaper than going to Home Depot (or similar retail store)? Lost snake. in need of major help? My girlfriends ball python, mona (2ft long), has been missing for a few days. Through research I've come to realize my house is a paradise for lost snakes. The furnace heats the house with pipes run along virtually every wall leaving mona sized holes inbetween rooms. It is a 4 bedroom single story house with all rooms college students(clothes piles being the problem). Fortunately its Christmas and everyone is gone(girlfriend included) so I can turn the heat down. I'm sure I have the same standard level of panic as any other first time snake loser but it is sooo important to us to find our lovely mona. To really sum it up its 2am Christmas morning and I'm all alone in the coldest house in south Dakota looking for our baby. Any help would be awesome. If I could find her by the time my gf gets home it would be he ultimate Christmas present. My current setup is as follows: No heater No laundry appliances No pilot lights on the stove Only major appliance on overnight is the fridge I set up folded electric blankets near the holes between rooms which are checked twice a night her tank is in a corner of the room with a garage heater aimed right at it. I have put a mouse in her tank also. This is going constantly. All appliances (even if turned off) are checked in the morning and evening. I'm not worried about her finding her way outside. Can you use a 230 volt european wall oven in the USA on 220V without a converter? I own a smeg wall oven from europe and would like to wire the oven to a US 220V plug and run conduit from the plug receptical to the breaker box. Should we have a dedicated socket installed? Currently our household water softener outdoor unit is plugged into the A/C's outdoor unit, drawing electricity from it rather than from its own socket. I didn't know this and just found out from the workers who are here installing a new A/C system. I called my husband about it and he knew... he says he was told about it by the water softener company and that previous A/C repairmen have also advised him that the softener doesn't draw much power and that it won't affect anything. But it just sounds iffy to me to have such a large appliance piggybacked onto another one like that. Please let me know if you're an electrician or work with major appliances! Thanks in advance. :)

I am in the process of closing on my home purchase I have all the money I need for that but afterwards I find? that I will be left with little to no money. The house has potential, but needs new windows, a new roof, new gutters, new flooring, and has molding on the inside. It is 1000sq feet, and 2 bedrooms, 1 bath. Besides the listed above, it needs appliances, and major cosmetics. At 65K, how much less should I offer for the place? Stainless steel or Titanium LG refrigerator? I need a new fridge. I've looked around and have found bad reviews about basically every major company that makes them. Even though I've seen bad reviews about LG's customer service, I like the look of theirs the most I think (if anyone has any bad experiences, specifically with the LFX25960, that'd be helpful too). So I guess unless there's something really bad about them that someone can help me find, I'm going with them. But, I'm not sure which to choose between stainless steel or titanium? Titanium sounds better, as it supposedly shows less fingerprints and magnets stick to it (magnets don't stick to stainless, and I want pics of my kids on the fridge). But I am wondering why so few major refrigerator manufacturers make titanium, do people not put magnets on their fridges anymore? Is there a downside to it? I'm not trying to match to any other appliances, so I just need whatever is best. Thanks for any help.
What can be done when a tenant takes appliancesfrom the landlords home? My father in law ownes a home he had been renting to these people, they ended up taking major appliances and we barely found out on the day they moved out! We were waiting on them to turn in the keys, but they never showed, so we entered the property and discovered that there were appliances missing, plus a big mess! A great buy or a major headache? My husband and I are searching for a home to buy, and we are riding a roller coaster of emotions. We found the house we loved, but the contract fell through. We found another house that seems great, but I need some opinions. The pros: --Over 3000 square feet of space --Inground pool (tiled) --Could be purchased for under $130K --Quiet area --New plumbing,wiring, roof, appliances, A/C, heater, water softner, and sunk pump --Seller to pay for $5000 worth of cosmetic updates --Has been on the market for 156 days The cons: --Most of the inside will have to be remodeled--new floors, new paint, probably a few walls knocked down. --Will need new kitchen cabinets and countertops We are moving in June with one toddler and another child on the way in August, so we don't know quite what to do. It's at the lower end of our budget, leaving about $40K for updates. It's livable NOW, just not perfect. I've grown up with a pool, and since this one doesn't have a heater, the maintenance would be less of a shock. I know how much pool upkeep costs and how to do it. I have NEVER flipped a house, but our support system is immense. Both our parents are big into construction, so we would have some experience. My parents would even put in around $30K--my mom's always wanted to flip a house. On the other hand, we will have a young child and a newborn if it isn't completed by the end of August.

I've found arguments to the contrary, however, such as in James G. Eckhart's piece, "MARA provides effective adult treatment" from Clinical Impressions, in which he states: "Adult treatment is dentoalveolar and the MARA can cause significant distal movement of the upper teeth without the need for palatal-holding arches. Even adult cases that otherwise would have warranted mandibular advancement surgery have been treated with the MARA with satisfactory results. We live in LA CA, we just moved into an apartment but the condition of it is bad, can I terminate the lease? My mom and I have decided to share an apartment. She found what she described as a good place with major appliances included etc. I just started to move in my belongings and I have noticed it is in really bad condition. The linolium is swollen and loose in the bathroom, the kitchen cupboards are filthy and have roaches, the stove does not work at all and the washer is filthy amongst other things. My mother showed me all the documents that she has pertaining to the tenancy. The first thing I noticed was that the documents are all dated 9-4-09, my mom did view the apartment on 9-3-09 and at that time she disscused with the manager that the apartment was dirty, the manager reassured my mom that everything would be cleaned and taken care of at the time that we moved in 9-15-09. The next day the manager called my mother and told her she needed to sign the contract and authorize a credit check. etc. Per the documents my mom signed that everything on premises was being rented month to month as is. On 9-13-09 my mother spoke to the manager who apologized and reassured her that everything would be taken care off. When I finally made it to the apartment, I found it filthy and my mom working hard to clean it. That same night I wrote a letter to the manager regarding the condition the apartment was given and the needed repairs. It is now 9-17-09 and I have not heard from him. Can I terminate the lease? I am willing to stay in a hotel until we find another place. I do want to make sure that there is grounds/valid reasons for a request of early termination.

Found a couple that take 2-pin USA, but none that can take a 3-pin (grounded) USA style plug. I live in Canada, and we do have most of the major American stores here - have tried Best Buy, Circuit City (Source), Future Shop, etc. - can you help with any place that may have them? Is this a bad lease agreement? Partner and I are looking for a house to rent, and we found one that we like. The landlord sent us the lease to review, and frankly, this is the most difficult-to-understand lease I have ever seen. Specifically, the confusing parts are concerning who is responsible for repairs, and who owns the appliances. Here are some copy-pastes from the lease agreement. If necessary, I can post the entire thing, but I'll start with just the sections that confuse me. First, the easier section. The way this reads, to me, is that I am completely responsible for repairs or replacements of the major appliances that already exist in the house. However, even if I have to replace an appliance at my own expense, I then have to forfeit the appliance to the landlord when I leave. That sounds shady to me. Here is the relevant section of the lease (with irrelevant sections removed, "xxx" shows where I skipped something): =========================================================== >>>6. MAINTENANCE, WASTE, LIENS. Lessee agrees as follows: >>>xxx >>>B. Not to allow or permit any waste or strip of the property. Wondering if I'd have a case for small-claims court...? When I closed on my house back in October, I purchased a one-year repair warranty so that if any of the major appliances (the house came with a washer and dryer, fridge and built-in stove) or parts of the house itself that were not addressed by the pre-purchase inspection malfunctioned, they would be covered by the repair warranty. The roof inspector's report said he estimated that the roof had about three years left before it needed to be replaced. So just under a month after I moved in, we had a major storm come through town and I came home to find water dripping from the light fixture--yes, you read that right--in the middle of the living room ceiling. So I called the warranty company, they dispatched a roofing contractor the next morning, the contractor came and looked at the roof, said that the flashing (which I think is the downward-sloping gutter between sections of roof, or whatever covers that gutter) needed to be sealed, so he did that, I wrote him a check for the $50 deductible on the claim and then he submitted his paperwork to the warranty company for reimbursement. Then tonight--almost five months after the section of roof was repaired--we had a massive storm come through the area, and when I got home from work I opened the front door and immediately noticed a pool of water on a wooden chest that was right under the light fixture where the water had leaked back in November. So I dried off the chest, got as much of the water out of the carpet as I could, then called the warranty company to file another claim. The agent I spoke with said that because this was a subsequent claim for the same issue and that it fell outside the 90-day window to file a complaint on the first repair job, there was a coverage limit on the amount of the claim and I was within about $50 of the limit, so I would be liable for any costs over the remainder of the claim amount. So what I'm wondering is, if the problem with the roof turns out to be in exactly the same spot as the original repair, and assuming I have to pay the difference out of pocket between the amount of coverage left on this claim and the total bill, can I sue the original contractor in small claims court for the out-of-pocket costs I incur from this second repair? I realize there are coverage limits in going through the warranty company, but would I have a case in claiming that (as I'm assuming at this point) the original contractor did an unsatisfactory job, so I should be entitled to reimbursement for costs I incurred because of that subpar work, or would I be bound by the coverage limits of the warranty company? GWB and Mr. Warrior, I realize this is just a Band-Aid fix, but I'm just trying to figure out what I have to do to keep the roof from leaking further without me going broke before I can afford to get the roof replaced. I don't want structural damage to occur in the interim.

Note that the selling price of $22,000 is not affected by this. Find the number of $300 savings in order to maximize the company's profit. What authority does your landlord have? I've resided at my current address for 4 months. The contract was all verbal - the rent amount, the fact that it would be month-to-month, the condition of the apartment when we move in. Let's just say me and my husband moved in, and the condition of the apartment was not as agreed. All the blinds are not up. The stove was not repaired until 2 weeks after we moved in. My landlord previously lived here and thought it was okay to get HER mail from MY mailbox, and ended up taking some of my mail. Not to mention the fridge, the floor, no running water for a day, use of my back room to store crap for a month, trying to stick repairs of major appliances on us (the central A/C was already busted - plus we moved in during DECEMBER!!!), should I stop there?... We've kept up on our end of the deal - rent in on time, we cause no noise and no damage that we've noticed. I'm so sick of dealing with landlords that I've made the commitment to stay in VA a bit longer and am close to owning my own home. Today, they requested some detailed information that you'd find on a lease application (after 4 month here), but this one included my checking and saving account number. Their justification - they have that information on all their tenants but us. I don't trust them, and do you blame me? They are business owners, who has signs of significant struggles as their store closed last year, their shipping business has significantly slowed down, and they can't find another tentant for the [illegal] 5 apartment property (the 5th apartment runs electricity and ducting from my neighbour across the hall, and get hot water from the neighbour upstairs). I found these things out after I moved in. Shouldn't tenants have the right to request the same personal info landlords ask for so we can trust a bank won't be kicking us out shortly? What action can they take if I deny them the information other than evict me? I'm not worried about eviction, I have a place I can stay until my contract finalizes. Is it cheaper to repair or replace a chest freezer? so i heard a loud crashing today, I later discovered it was all the ice from our chest freezer crashing off the sides. Obviously it's not supposed to do that, so I'm assuming it's broken. I'm doing some preliminary research into what it would cost to replace it or repair it. It's an 18.2 cu ft whirlpool chest freezer. as near as I can tell they don't make this one anymore (it's very old, I fully understand). but we don't completely fill it up really, so we could go with a 14.8 cu ft which seems to be a new standard size. I've found several in the $450-$500 range. What I can't find is anything about how much it costs to fix these things. Anyone have any experience? How much might it cost to fix the freezer? And do you think that would be a better or worse idea than buying a new one? Oh and isn't there some thing about a tax deduction for buying "green" major appliances, does that apply with freezers? all I can say about what's wrong with it would be "it's not working", I simply don't know any more than that.

In past years when I did banking, purchased insurance, got my taxes done, bought major appliances and furniture there was more personal commitment, loyalty and personal satisfaction when eye to eye contact is made. It seems the fast superstore, internet, access to business is cold, heartless and the computer world has denied us the ability to identify our character and the character representing us. For example a credit score is reporting data, it's a computer offering my life's story but Mr. Smith at the bank knows me and wants my business and extends to me his trust and faith. The superstore clerks don't care if I can't find what I need because the computer says it's not available but Mr. Lee at independent store says I'll find it for you and he just made a sale. Refrigerator making awful sound..HELP! please? I rent an apartment with major appliances included. (the refrigerator is not mine) Well, the fridge has been making a god awful noise for months and it just keeps getting worse! (louder and more annoying) It is even affecting my ability to get to sleep. I called my landlord last week to have it fixed and they sent someone here, but they left and didn't come back. I called them and was told that the person "couldn't find anything wrong with it" and that it would have to actually stop working before they would replace/fix it. I really need help figuring out what to do about it. Maybe a "fix" to get it to stop making the noise (other than continuously unplugging and replugging it) or maybe a "fix" to get it to stop working altogether so it will FINALLY be replaced. Someone please help me!! It is a constant buzzing/humming noise.
What should i Major in college? Hello, I have gotten into Uconn as a Exploratory major, which means that I am going to do general courses my first semester, then i will have to declare which major i want to study. There Are two things that make me tingle: Money Technology. I love dealing with money and making money, but I also love working with Technology (i have fixed pretty much every appliance in my home which has broken, but at the same time i am really interested in making money and trying to make my money grow) I wanted to do Buissness Administration but people said that B.A. dont get jobs after graduation, so i decided to do Engineering Technology, but people said that engineering technology is right under a realy Engineer, so i would always be working under them, fixing things that they make. Anyone have any ideas on what i should major in? Do engineering Technologists make money? Do buissness majors get jobs after graduating? I can succeed in anything that i find interesting, i just dont like Pure Engineering because im not that into physics and i can tolerate math (Calculus). Any ideas? I also wanted to do Business Administration because i want to run my own company. (be my own boss)

My husband moved the dryer to every 220 outlet on this floor of the house to see if the breaker was burnt out or if the dryer was broken.....Now, mind you no outlet fit the dryer outlet.....But we did have to move the stove with the dryer sitting there to find this out!!! Can costs for a fixer-upper be included in the monthly mortgage payments? If we find a really cheap beat-up home, a fixer-upper, can the costs for fixing it up be included in a mortgage? Say we get pre-approved for $150,000 but we find a house that's only $50,000 but it's missing major kitchen appliances like a fridge and a stove, possibly missing the washer/dryer, and even toilet/shower, could those major necessities of a home that have to be purchased be included in the mortgage? What about costs for an addition on the home? or smaller fixes like flooring or cosmetic things? We don't have much money saved, but there are so many cheap HUD/REO homes available that would cost us less than what we're paying in rent. Most of them are in pretty bad shape, usually stripped by the previous owners, with holes everywhere. Can we take the entire $150,000 that we are pre-approved for and fix up the house with it and then pay the monthly mortgage? Or, do they only give you the loan amount for the exact purchase price of the home and nothing else? Why are mortgage lenders still lending to those who cannot afford to buy a home? I was a Realtor in Indiana a few years ago and saw first hand the foolish lending practices that have proven to be one of the causes of our financial demise. I am now a rental property owner and have a renter who is trying to buy a home. The renter has found it difficult to pay his meager $500 a month rent, how in the world is he going to pay the mortgage on a home (even an inexpensive one). The lenders do not educate these young buyers! They don't share with them that you should be prepared to replace your major appliances at age 10 years, the insurance and taxes gets added to your mortgage payment (higher monthly payment than they expect), you need to purchase equipment to maintain your home and your yard. The list goes on. We will not fix our financial mess until we get rid of the idiocy, lack of common sense and the need for immediate gratification. Thanks for listening.
home business/work from home suggestions? I currently work as a shipping and receiving supervisor on third shift at a 50 acre major appliance warehouse. I am expecting my first child in April 2012 and my superior has made it quite clear that absence due to pregnancy and in the future bc of my child will not be tolerated. This alone is causing me a great deal of stress and some pregnancy complications. However, id rather be proactive and find a solution rather than dwell on it. After the baby arrives I would like to work days a the the very least but am exploring "at home" options. I am under no illusions that I will be able to make millions from KY computer but some supplemental income would be nice. I have some skills and certifications and broad work experience including: childcare director,catering, clerical skills, phlebotomy, home care and some marketing. I'm also pretty crafty and my friends and family rave about my letter writing/ opinion writing skills. I'm looking for suggestions not snide comments. My fiance's income is more than sufficient for our needs but I do not like to feel dependent or like I'm not contributing in any way. Honestly my income is typically used for pleasure shopping other luxuries or it goes into savings. Need a New Dishwasher - Want Opinions? Well, I've finally had it with my barely 2-year old Frigidaire dishwasher that has had the timer replaced TWICE in 5 months and is now out again. So, what kind of dishwasher do you have? Do you like it? How old is it? And, have you had to have it repaired? I've heard horror stories on almost every brand, so I'm not sure if one is any better than the other. I do know, without a doubt, that I will NOT be buying another Frigidaire appliance. So, please, no suggestions to buy one of them. I would love to hear from appliance repair people to find out what they are constantly having to service, and what brands are decent and which ones are not. I do know the last time I had my dishwasher fixed, I asked the repair guy what he would buy and his only response was "Not a ^&$%^ Frigidaire. I would never buy a Frigidaire appliance. 75% of what I work on is Frigidaire and I service all major brands." I have 2 houses and the dishwasher at the other house is 15 years old and has never given me a minutes trouble. It is a Kenmore. But, Kenmore dishwasher's are now made by Frigidaire (at least some models are), so I won't be buying one of them, either.

I find that, early on, once we get to know the initial qualities about each other, and we seem to be getting along well in our first few e-mails, and especially if our first phone conversations go well, I start to see that person as a potential FRIEND. Whether she will ever become my girlfriend is completely irrelevant to me at this point; I care about the PERSON, not about her "title". I find that I treat her as I would a close sister. Even if she never becomes my girlfriend, I still care about her, and want to remain friends with her. I have found that, basically as soon as we see that we have some things in common simply as good company, even if I could never be with her romantically, I do care about her, and find myself treating her as a close sister. What hurts, however, is that I get the exact opposite in return. trouble with siberian husky pup, need desperate help please!!? i have a 19week old siberian husky pup. she is a good dog at times but a major pain in the butt most the time. every time i go upstairs, she will follow me. i turn around and she is not there. i go down stairs to look for her and see where she went, (stairs make creaking noises when walking on them) and she has gotten up on the counter or kitchen table, and gotten something off of it and starts chewing it on the couch. i tried making sure everything was cleared off the cabinets and tables, but she still manages to find something even appliances! but i cannot ever catch her in the act of doing it. as soon as she hears me coming, she runs and hides playing keep away cause she knows she wasn't supposed to do it. she only does it when no one is around it seems. when we are in the same room, she tried it twice and i'd make a loud noise, yell no, or knock her down yelling no, etc. but she is still consistent on doing it! we have an older dog 7yr old lab mix who has not once gotten up on the counter, couch, or table to get anything. she goes where i go so i know what she is up to. i don't know if it is because she is finally tall enough to reach them, or what. and another problem is she is always running from me or my husband. like when we are playing, she is fine, but when ever she is in trouble or does something she knows she wasn't supposed to, she'll run upstairs and under the bed, or run away, or play ring around the kitchen table. she will not come here for anything. even when she is not in trouble, or hasn't done anything, she still runs the other direction whenever you tell her to come. gets so frustrating. i'll even try getting her to come here in a nice, happy, voice acting all excited and she still wont. and when we are walking on a leash, she is always constantly pulling! she will be sniffing something and then all the sudden take off and jerk the hell outta my arm in another direction almost taking me down with her! no other animal, no bugs, no people, nothing she just takes off and does a super hard jerk. also, i am still having a hard time getting her completely potty trained. she'll be doing good for a few days no accidents or nothing, and then all of the sudden, she Just starts peeing and having accidents again. yesterday she knocked my camera down and peed on it! seems whenever she takes 1 step forward in progress, she takes 2 sometimes 3 steps back. can anyone please help? im getting desperate. tired of having to clean up some kind of mess that she has made. she is not my dog, she is my husbands. he didnt do the research before he got her! he just thought they looked cool and i come back from visiting family to her.

Can you help me weigh the pro's and con's of where we should live? I work about 45 minutes away from my boyfriend's work. His new job is permanent, although there's a chance of relocation in the future. My job is more flexible and if needed I could find a job as good or better near the areas we are considering. 1. We could live near my boyfriend's work in a rented apartment. We would have to pay rent, utilities, have our cats declawed, and live in an unfamiliar area. 2. We could live in a house my boyfriend's mother owns which is currently vacant. We would not have to pay rent, we would have to pay utilities, we would not have to declaw our cats, we love the house and the area. We would be close to his mother, whose health is declining. The house and property is huge, but needs major cleaning and new appliances. BUT he would have to commute at least 90 minutes one way to work, (but is working on a car pool) and I would have to commute at least 45 minutes. We are worried about rising gas prices also. What should we do?

How would you explain the finding that people in high-income economies seem happier than people in...? low-income economies, but, over time, people in high-income economies do not seem to be any happier even if their country grows richer? The Declaration of Independence in 1776 identified “certain unalienable Rights, that among these are Life, Liberty, and the Pursuit of Happiness.” This did not guarantee happiness but did establish the pursuit of happiness as an “unalienable” right, meaning that right cannot be taken away, given away, or sold. Eighteenth century philosopher and social reformer Jeremy Bentham argued that government policy should promote the greatest happiness for the greatest number of people. Many people today apparently agree. In recent polls, 77 percent of Australians and 81 percent of Brits believed that a government's prime objective should be promoting the greatest happiness rather than the greatest wealth. The United Nations in 2007 sponsored an international conference on “Happiness and Public Policy.” Thailand now compiles a monthly Gross Domestic Happiness Index. Even China has joined in the fun reporting a happiness index based on polling results about living conditions, income, the environment, social welfare, and employment. Australia, Canada, and the United Kingdom are also developing happiness indexes. Economists have long shied away from asking people how they feel, preferring instead to observe their behavior. But more now see some value in asking questions. Our refrigerator is dying? We have a Kenmore side-by-side refrigerator that we bought new in 1999. We have never had a single problem with it. A few days ago we noticed it seemed a bit warm inside. The next morning I found spoiled dairy. I put a thermometer inside and found it was barely maintaining 65 degrees! We pulled it out and did what we could to clean the condenser coils and kept and eye on it for another 24 hours. The temperature remained the same. We also discovered the freezer was running about 30 degrees, so many of our frozen foods became soft. We can still hear it running and the ice maker and water dispenser were still functioning. We don't want to rush out and buy a fridge just because we need one. We'd like to take our time to make an informed decision and find a good price. In the mean time, we bought a small 4.4 cf model to keep our most important items cold. My question is, what could be going on with our fridge, and can we fix it? We still plan to upgrade to a 2008 Energy Star model, but again, we don't make knee-jerk decisions regarding major home purchases. It would be great if we could fix it so we can use it until we find the right appliance for our kitchen. Does anyone know anything about this kind of problem? When we noticed the problem, we cranked the thermostats, and then waited 24 hours for the temperature to stabilize as recommended in the manual. These temperature readings were confirmed after that.

Amsterdam's Schiphol airport began using new body-scanning machines at security checkpoints, becoming the first major airport to use the technology to find metals and explosives hidden under clothing. Going through the scanning machine takes about three seconds, allowing passengers to avoid metal detectors or body searches. would you consider this a fixer upper? We are looking to buy a house under $200,000 in Seymour, TN. We've just looked at a house we really love (shhhh!), but it needs work. The asking price is $139,900 for a 1970's 2 story in a great neighborhood. No other houses for sale there. I have no idea how to find the values of other houses in the area since none have sold recently? It needs some cosmetics- paint, stucco, new fence, cabinets, counters, appliances, updated bathrooms, new windows, and major landscaping. I think I am being blinded by the fact that it has an inground pool (hard to find or install in our rocky ground in East TN) in great condition and huge lot. We know many contractors and people in various renovation areas or are good at this ourselves, so the cost would be less. Does this sound like too much to chew? Has anyone recently bought a fixer upper? Would you make the same decision now to buy it over a move- in ready?

Trying to pick the right house , found two , now which one ?!? Ok , I need to weight some of my pros and cons here !! I thought some anonymous opinions might be cool . This is the deal , I was looking for a house to buy for my family and we found two we love . When does that ever happen ? Two houses that are perfect for us ! We even went out looking another day in hopes that we could find a tie breaker , we didn't ! There are some major differences in these two houses and my kids are too little to give their suggestions . The first house we saw we looked just to see it , we didn't think it would be in good condition because of the size compared to the price . Took us completely off guard ! This house is stunning , big old white house set far off the street , mature landscaping , brand new winding walkway leads up to a front porch and then inside it is completely move in ready . Even the yard is ready to go which is nice because with two little kids unpacking is more then enough ! Its priced right but it is almost water front which in Florida means $$$ flood insurance . This house has two living areas though which is nice for a family with kids , we can have a playroom and still have a nice formal living area for holidays etc . I love this house . The two kids bedrooms are very small though , I didn't measure but once they are teenagers I am sure I would get some flack about it . I do feel like I would live in this house FOREVER and never regret it .The neighborhood is 50/50 though , it is this gorgeous water front area in a Historic district which I love because I am a huge history buff . Some of the houses must be multi millions and have amazing history . Then the other half of the area is duplexes and run down , almost looks like a gypsy camp . Personally I like a little variety and culture BUT I have kids so safety and quality schooling are a concern . Now for the second house , at first sight I almost didn't even get out of the car ! I love my realtor though so just to be respectful of her time I got out . The house is bam , right on top of a very busy street , large too . Then you walk in and it has a small living area and it has this darkish feeling . However the bathroom is wide and nice , the bedrooms are very cute and spacious , one even has tons of shelving built into the wall with a low clothes hanging section perfect for my little one . The master has a 5x5 walk in closet which I love . Then instead of a garage ( which we dont use in Florida anyways) there is an apartment , 2 rooms , full bath and mini kitchen . Just perfect for my mom . The kitchen is nice , newer and open and there is a "mud room" for laundry and storage . The best part is the huge backyard . Some negatives are that there are NO appliances in the house and the house needs some cleaning , like grout ( which I have a shark so its not really a big deal ) and the carpets in the bedrooms smell like wet dog and need to be ripped up . I expected it to need work considering the price but being able to move right into the other house is a plus . When we first started looking the 2nd house with the apartment attached is exactly what we were looking for and then we get there and they have lowered the price another 10,000 dollars which is huge . However we are spell bound and in love with the bigger move in ready house , it is a little over 30,000 more in price but still in the budget . So are being ungrateful and greedy ? Should we take the cheaper house that is almost just what we wanted OR do with go with the amazing historic find that seems to have been waiting for us but is more money and not exactly the floor plan we desired ? Two kitchens is a nice idea ! I am sure there are so many more perplexing details but that is the general idea . I have no idea !!! My heart wants the big white house but my mind and gratefulness tell me to consider the smaller and cheaper house . I am just afraid that if we go for the smaller house that I will want to move on someday and I am really ready for my forever home . Ugh , any help ?!! Yes Judy we can insure it ! Tenant/Landlord Issue-Legal-Electric bill "paid in advance"??? OK-I admit it-I rushed throught the lease agreement; never saw where HE determined what the utlity/electric bill was going to be and we had to PAY IT IN ADVANCE with our rent. If we are ONE DAY past the 1st of the month, we get a late charge of $50.. plus served with a 3-day notice! This is crazy? Is it legal? We live in the studio/converted garage behind the older house (small) -with one small window AC, and litle use of the other appliances in Florida, and he is charging us, in advance, $125 for the month! URGENT! Can he make us pay this in advance, even with a separate meter for our unit? I checked all the legal statutes,(nothing) but I'm certain that there is a major "crack" in this that I can find, and make it stick. I have NEVER paid a landlord this way-and I think it smells. Does Florida have a 3 day grace period past the 1st for rent-past the lease statement?
Is purchasing a residential loft a bad idea? I found an awesome loft for sale in my hometown. It used to be an old mill that was converted to resident lofts a few years ago. It's only 650SF, but it has some nice features such as: - five windows - exposed brick - brand new stainless steel appliances - hardwood floors throughout - major utilities paid for in the $193/mo condo fee (only electricity is out-of-pocket) - close to major attractions (commuter rail, post-office, nightlife, etc) I found the price at $135,000 to be attractive and am considering going for it. My older brother who really doesn't have much going for him and never owned a place of his own is telling me that a studio loft is not a good 1st time purchase for someone whose 27. He's really hot on me getting something with seperate bedrooms (probably so I can take him in, which I won't, but I'll deal with that later). I plan on being there for at least 5 years and will keep it as rental property if and when I buy something bigger. What's your take?
Why would my sink overflow with bubbles and debris without using my dishwasher? Ok- so this problem has been going on since I moved into a 60 unit condo building 2 years ago. However, the problem has reached an all time high. On occasion I will notice bubbles coming out of the air gap, which will in turn fill my sink with bubbles that are somewhat blue in color. Then other times I will come home to white bubbles filled with a grainy sand/coffee grind debris. Anyways, it smells of mold and old water. Tonight I come home to find my sink smelling with all type of small grainy debris and immediately I noticed a very bad smell. I opened my garbage to find the can half filled with water, my kitchen floor warped, carpet wet, everything on the counter and drawers below it soaked with water. I haven't used my dishwasher or laundry in 4 days. What would cause this without me using any of my appliances? I took of the lid off the air gap to find moldy looking grains like those in my sink. I am unaware if the water came just out of the air gap or of the sink. It had to be a lot of water b/c the person below me had a major leak from it. Whose dirty water waste am i getting? Or is it mine? Any guesses? Thanks.
What color ceramic tile floor with Cherry cabinets and Emerald Pearl granite? We are remodelling the kitchen with dark cherry cabinets (not quite espresso, but darker than traditional cherry stain) and we FINALLY settled on the Emerald Pearl granite for the counters and island. The appliances are stainless with touches of black. I need to find a tile that will go with the new kitchen while blending in with the rest of the house, as it is going on the floor in all of the living areas (they are open to each other.) Living room furniture major pieces are an oxblood red leather couch (contemporary/transitional style) and an espresso stained coffee table with espresso leather ottomans and a contemporary neutral floral-ish overstuffed chair. My plan is to have a pale palomino color on the living room walls, and a pale-to-mid tone blue-green in the kitchen/dining to enhance the granite and contrast slightly with the cabinets; but paint colors are flexible...I like the color variation of slate, but I want ceramic tile for its durability. Costs of a prefab home? So if anyone lives in the Ottawa area and has experience with this, information would be greatly appreciated. Prefab homes are a very attractive proposition for a first time home buyer like myself. Currently in the city, i'm looking at 300-400K to get a house with a yard and some privacy. I'm talking about a basic starter home. I find this is ridiculous for young people. So now i'm looking into alternative options such as buying outside of the city. I stumbled upon the concept of buying a piece of land and building a prefabricated home on the land. So if you have any experience in this, could someone help me break down the costs? 1) I found a great model that apparently costs $70,000 for all materials. 1,456 sq ft model 2) I found a great piece of land that costs $60,000 somewhat out of the city but not too far away. 3) What am I looking at in labour and other costs to bring the house to optimal standards with all the basics in the interiror? The prefab only comes with the shell, and the inside with cabinetry. No appliances or anything. I would have to set up plumbing and hook up electricity myself (or through the company I guess) Ballpark, what am I looking at to excavate, pour a foundation, pay laoborers to assemble the home, set up a septic system and plumbing, set up electricity.. any other major elements i'm missing here? It seems too good to be true to build a house like this for less than $200,000, when something simliar would sell for $400,000. I've also read about pros and cons of prefabs, and there doesn't seem to be many cons as long as the builder has a good rep. Most cons are with payments and money. Hey Peter, thanks for the input. Paint must be in good condition. Must have appliances, etc. I am pretty handy and was planning on buying a fixer upper, nothing major but cosmetic stuff. I'm afraid I'll wind up getting all excited, wasting money on an FHA inspection only to find out I can't get the loan. What exactly is a deal breaker when it comes to FHA inspections? Also, I have heard something bad on an inspection doesn't mean you can't get the loan, just means it has to be fixed. If the seller isn't willing to pay or say it's a bank propterty the buyer can get it fixed right? My question about this is why would someoen put money into fixing a house they don't own when anything could happen such as you can't get the mortgage but you sunk 5k into fixing this house? What is hte 203k loan? Is it basically an assurance you will get the house providing you do the repairs with the 203k money?

Does anyone know of a consignment business that will accept household appliances? I'm going to be moving across the country later this year and I want to take as few posessions as possible. Since I'd like to use my W/D and refridg. up to the last minute, does anyone know of a consignment business that would accept major appliances?
How can you tell how much electricity a major appliance (such as a refrigerator) will use? In Australia we have a system of 'stars' which show how 'energy efficient' an appliance is, which is good ... BUT, if I buy a new refrigerator, how do I know how much energy it will actually use? If a major appliance breaks down in a rental (ie dishwasher) who is responsible to replace it? Renter or Owner The dishwasher in my friends rental is slowly breaking down. This dishwasher has been in the house since it was built in the 80s so it's breaking down because of age not because of misuse. She just moved into this place at the beginning of 2008 and she is the first renter this house as seen since the home owners bought a new house and moved out of this one.
